1) INTO THE NEW BEGINNING
- Give them a new beginning.
- Given all the creatures.
- now there is fear and dread between animals and man.
- was vegetarians. Now creatures are given to Noah as food
- do not eat blood. Speaks of the shed blood that God deemed as precious.
- he will account for every man's live blood. Everyone will be accountable for their own actions unlike the days of A &E
- curb evilness within humans. Therefore pain will be more than the gain
- God's words are given after Noah's sacrifice
- Noah acknowledged God. He ack he himself is a sinner. He gave god the rightful place on his heart. Sincere act that please God. Sacrifice is a display of his heart.
- What sacrifices are and the deeper meaning for each of them.
- Noah exit ark, must have seen how disaster was ard him and how he is preserved by God, did not perish with the rest.
- ready to live a life pleasing to god.

- Spiritual act of worship. Daily walk giving him the rightful place.


2) SIGN FOR THE NEW BEGINNING

+ First unconditional unilateral covenant with man. Conditional or unconditional.
+ Whenever the rainbow appears in the clouds, I will see it and remember the everlasting covenant between God and all living creatures of every kind on the earth.” (Genesis 9:16 NIV)
Lovingly assuring Noah and his family, that you be assured and comforted that it will never happen again. Noah could have been in so much fear upon seeing all the disaster around and what he has experienced during the flood.

+ Rainbow is not for god to remember. It is for us.
+ His traits, image his mercy are renewed.
+ Now we can have Ever- increasing glory. We can do good and he will increase us.

3) EPISODES AFTER THE NEW BEGINNING

• when we let our guard down after a crisis. Noah did commit sin and let the drunkedness take over him.
• when in places present Alcohol as revered and a lifestyle, be careful.
• Ham stumbled when he saw his father naked.
• sons did not want to disrespect/dishonored their fathers.
• Ham did had an indication that he want to shame his father. Tried to get his brothers to join in. Older sons do not want to join in.
• Pride comes before our fall.
• let our eyes not be busy in looking at others and their shortfalls. Be graceful and loving
• Why curse Canaan and not the father Ham? Canaan followed his dad's impurity and . Canaans were moral deprivity. God punish those who did it to account for it. Not his father.
• Japher will live in the tents of Shem. Japher descendants were Gentiles.

• Shem descendants were the Jews
• Godrecorded his ago and lived to a ripe full age. Like his ancestors.
• Grace of God is ours and rainbow is ours.
• having the covenant does not mean we can all continue sinning...
• Having the privilege means we have to live up to the requirements of God.

THINK THRICE BEFORE BUYING HDB RESALE FLAT

Most of us presumed that when we buy our HDB flats, we could well pay off ALL our HDB mortgage loans by using our CPF money. This MAY NOT BE TRUE for those of us who bought our flats from the resale market.
Even some property agents are either confused or unaware of the rules on how much money we could use from CPF to pay for our HDB mortgage loans. Some thought that this only applies to bank loans but not HDB loans. This is false. Most of the time, property agents won't even advise you on such matters even if they know about the rules.

You can only use your CPF to pay for your resale flat up to 100% of the valuation price of your flat at the time of purchase. There after, it will depend on whether you have enough money to set aside for the prevailing minimum sum, then you can use your CPF to pay up to additional 20% of the valuation price of your flat. In total, you could only use your CPF to pay up to 120% of the valuation price of your flat at the time of purchase (before 55 year old). If you engage in a 30 year mortgage loan for your resale flat, you may find problem in servicing your mortgage even if you have money in your CPF because you won't be allowed to use your CPF to pay. i.e. you will have to service your HDB mortgage loan by cash alone. As a thumb of rule, normally you will face problem in paying your mortgage after 15 years of purchase. Generally speaking, the total amount of money you need to pay for your flat, with compounded interest rate, is about double the amount of the initial loan.
So please THINK THRICE before you decide to buy a RESALE HDB Flat!

It basically explains the restrictions and mechanism of CPF limits on usage for mortgage payment:

Property Valuation Limit and CPF Withdrawal Limit

If you depend on financing your home property loan using your CPF OA, do you know that you might be hit with a scenario where you can’t use your OA to pay for your housing many years down the road? (This does not apply to new HDB apartments purchased using a HDB loan)
Here are three terms you need to be aware of:
  • CPF Withdrawal Limit
  • Valuation Limit
  • Available Housing Withdrawal Limit (AHWL)
CPF Withdrawal Limit
This is the maximum amount of CPF that you can use to pay for your housing. It varies from 150% to 120% of the loan amount depending on when you bought the property. From 1st Jan 2008 onwards, the limit is 120%. Note that if you refinance your housing loan, the prevailing CPF withdrawal limit will apply to your new loan.
Depending on the interest rate of the loan, the CPF withdrawal limit is likely to be hit towards the 2nd half or tail end of the loan.
Once this limit is hit, you can’t use any more CPF monies to pay for your housing loan.
Valuation Limit (VL)
This is the lower of:
  • Purchase price of property
  • Valuation of property at time of purchase
Once your CPF withdrawals (for paying the property) reaches the VL, you will not be able to use your CPF to pay for your housing loan unless you have the Avaliable Housing Withdrawal Limit (AHWL).
Obviously, the Valuation Limit will be hit before the CPF withdrawal limit is hit. It can also be reached in the early years of a loan if someone uses spare monies in the OA to pay down the housing loan rapidly.
Avaliable Housing Withdrawal Limit (AHWL)
For those below 55, the AHWL is the balance available after setting aside the Minimum Sum component. Savings in the OA, SA and amounts withdrawn for investment can be used to meet the prevailing Minimum Sum cash component.
While the terms might sound confusing, any potential property owner should definitely try to understand the implications of these limits on their housing loan repayments before they buy any new property (or refinance an existing one).
Not doing so might result in an unpleasant surprise many years down the road, especially if there is not enough free cashflow to be diverted towards the housing loan.

ONCE AGAIN, REMINDER: PLEASE THINK THRICE BEFORE BUYING A RESALE FLAT!
It is always more prudent to go for a BTO or new HDB flat if you are a young couple buying your first flat. This will allow you to accumulate more buying power or prevent you from over-committing yourself. For BTO or new HDB flat mortgage, the Property Valuation Limit and CPF Withdrawal Limit will not be applicable and you could safely use your CPF money to pay all the mortgage for this flat. This will allow you to have certainty in your financial planning.

"The Silence of Saturday"

Jesus is silent on Saturday. The women have anointed his body and placed it in Joseph’s tomb. The cadaver of Christ is as mute as the stone which guards it. He spoke much on Friday. He will liberate the slaves of death on Sunday. But on Saturday, Jesus is silent.

So is God. He made himself heard on Friday. He tore the curtains of the temple, opened the graves of the dead, rocked the earth, blocked the sun of the sky, and sacrificed the Son of Heaven. Earth heard much of God on Friday.

Nothing on Saturday. Jesus is silent. God is silent. Saturday is silent.

Easter weekend discussions tend to skip Saturday. Friday and Sunday get the press. The crucifixion and resurrection command our thoughts. But don’t ignore Saturday. You have them, too.

Silent Saturdays. The day between the struggle and the solution; the question and the answer; the offered prayer and the answer thereof.

Saturday’s silence torments us. Is God angry? Did I disappoint him? God knows Jesus is in the tomb, why doesn’t He do something? Or, in your case God knows your career is in the tank, your finances are in the pit, your marriage is in a mess. Why doesn’t He act? What are you supposed to do until He does?

You do what Jesus did. Lie still. Stay silent. Trust God. Jesus died with this conviction: “You will not abandon me to the grave, nor will you let your Holy One see decay” (Acts 2:27 NIV).

Jesus knew God would not leave him alone in the grave. You need to know, God will not leave you alone with your struggles. His silence is not his absence, inactivity is never apathy. Saturdays have their purpose. They let us feel the full force of God’s strength. Had God raised Jesus fifteen minutes after the death of His son, would we have appreciated the act? Were He to solve your problems the second they appear, would you appreciate His strength?

For His reasons, God inserts a Saturday between our Fridays and Sundays. If today is one for you, be patient. As one who endured the silent Saturday wrote: ”Be patient, brethren, until the coming of the Lord” (James 5:7 NKJV)."
